How the Rent Affordability Calculator Works

The common rule of thumb is to keep rent at or below 30% of your gross monthly income. Divide your annual income by 12 and take 30% to find a comfortable rent ceiling. This calculator also shows a conservative 25% figure — sensible in high-cost areas or with other debts — and a 35% stretch for when it’s worth it.

Landlords often want income of about three times the rent, which is the same 30% guideline from their side. Remember to budget for utilities, renter’s insurance and other living costs on top.

Frequently Asked Questions

How much rent can I afford?

A common guideline is 30% of your gross monthly income. On $60,000 a year, that’s about $1,500 a month.

What is the 30% rule for rent?

Spend no more than 30% of pre-tax income on rent. It leaves room for other essentials and saving.

Do landlords use income requirements?

Many require income of about three times the rent — the same as the 30% guideline viewed from the other direction.
