Cash-on-cash return measures the annual pre-tax cash flow a rental produces as a percentage of the actual cash you put in — down payment, closing costs and repairs. $6,000 of yearly cash flow on $50,000 invested is a 12% cash-on-cash return. Unlike cap rate, it accounts for financing, so leverage changes the result.
It answers “what return is my cash earning this year?” and is one of the core metrics real-estate investors use to compare deals.
cash-on-cash return = annual cash flow ÷ total cash invested × 100
Divide the annual pre-tax cash flow by the total cash you invested, then multiply by 100.
Many investors look for 8–12% or more, but it depends on the market and risk.
Cap rate ignores financing; cash-on-cash uses your actual invested cash, so mortgages affect it.
